For Individual Buyers - Employed (Locally employed, OFWs) of Self-Employed (sole Proprietorship, Professionals)
Standard Requirements
- Certificate of Employment with status and salary
- Copy of Payslip for the last 3 months
- Latest Income Tax Return/W2 Form
- Photocopy of BIR Form 1904 - Taxpayer’s Record Update (TRU), for Filipinos
- Photocopy of Passport or any valid gov’t issued ID showing picture and signature
- Recent 2x2 ID Picture
- Photocopy of past 3 months Bank Statements
- Photocopy of past 3 months Credit card statements
Additional Requirements if Sole Proprietorship
- Business permits and licenses for the current year
- Photocopy of Certification of registration issued by DTI
- Photocopy of Business ITR/Audited FS for the past 2 years
- Copy of Lease Contract and Title for rental/lease income
Additional Requirements for OFWs
- Crew contract and exit pass w/ POEA
- Employment contract duly authenticated by the Philippine Consulate
- Proof of monthly remittances
Others
- Two (2) original copies of Special Power of Attorney if buyer is transacting through an attorney-in-fact
- Approved Court Order appointing the parents/legal guardian if the property will be registered under the name/s of minors
- Photocopy of Marriage Certificate, if buyer is married
- Certificate of finality/entry of judgment of the court order granting the legal separation if the buyer is legally separated
- Certificate of finality/entry of judgment of the court order granting the annulment of the buyer’s marriage has been declared null and void
For Corporate Buyers
- Two (2) original copies of the Resolution of the Board of Directors/Governors/ Trustees or a Secretary’s Certificate authorizing the purchase and mortgage (if through financing), designating and appointing officers authorized to sign any and all documents
- Photocopy of corporate ITR/audited FS for the past 2 years
- Photocopy of Certificate of Registration with the BIR
- Photocopy of BIR Form 1903 - Taxpayer's Record Update (TRU)
- Certified true copy of SEC Certificate of Registration
- Certified true copy of Articles of Incorporation, Partnership & Association registered with SEC
- Certified true copy of Corporate By-Laws as registered with the SEC
